16 Edgewater Street, Kanata, Ontario
Park River Properties is developing the vacant land at 16 Edgewater Street (beside the Tim Horton's & Wendy's) and is planning to submit a development proposal in the upcoming months. To develop the property, we are requesting a Zoning By-Law Amendment to permit both residential and commercial uses. This, along with a Site Plan Control application, will be submitted to the City of Ottawa for review, consultation and approval.
Why do we
need help?
Projects around the city have their own dynamics. Some barely make a ripple and some become lightning rods of contention. We need to understand how this proposal may impact you and your neighbors and work together to make it the best it can be. To do that, we are encouraging residents in the community to be involved, understand the planning rationale, and provide feedback of all kinds. With this feedback, our design team can proactively guide the concept and application in a way that’s in tune with the community. Get to know us and let us get to know you.
What is
our vision?
At Park River, we have expertise defining what the highest and best use of a property will be. We do that with a team of experienced designers, planners, and constructors who collaborate on all our projects. For the property at 16 Edgewater Street, we believe it suits a mixed-use development best. This type of building provides residential units as well as commercial space at ground level. Mixed-use developments tend to be dynamic, and we work hard to choose uses that support a healthy commercial ecosystem in the building, as well as provide additional services for the surrounding community.
What changes MAY BE NEEDED?
The current zoning is Light Industrial, permitting a wide range of industrial and commercial uses. Residential is not currently permitted with the existing zoning. However, the site is surrounded by zoning that permits residential development and our application will request changes that add flexibility for residential use to be included in this development.
What is the timeline?
Our timeline is intentionally a “best guess.” The priority at Park River is to follow a process that yields the best results for the community over the long-term and build a quality project. As dates change, we will be updating our materials and notifying interested people.
